A review of SA’s top property portals

If you’re looking to invest in a property in South Africa soon, the good news is you no longer need to look in a local newspaper or visit a real estate agent to find something you’d like to buy; you can start by looking online.

Real estate has gone digital

Most real estate agencies (like Pam Golding, Seeff, and Rawson Properties etc.) have their own websites, where they host searchable listings of their available properties to rent or buy. You can filter your online property searches by price, region and the number of bedrooms, bathrooms and parking bays you’d prefer.

Each listed property comes replete with photographs and details about its Erf and building size, along with the rates and taxes you can expect to pay on the property each month.

Larger online search portals have simplified the process

Online property portals like Property24 and Private Property are digital platforms that list real estate offers from the various agencies across the country. This makes searching for and comparing different properties that much easier.

Here’s a quick overview of both property portals.

  • Property24

    Not only does Property24 list available residential and commercial properties for sale or rent across the country, you can also find properties on auction, as well as repossessed properties.  The portal also serves as a digital repository of service providers in the real estate industry. You can search the portal (by province) for estate agencies, attorneys, electricians and plumbers. In addition, you can privately list your own rental properties or properties for sale on the site, as well as find the average price of properties by region in South Africa.

  • Private Property

    The Private Property portal has much the same offerings as Property24. It also allows private sellers to list their own properties on the site and offers a tenant vetting service (via Ekaya) to screen and verify prospective tenants.  It also lists all properties on sale by Banks as well as distressed properties listed by SA Home Loans.

    Additional independent property portals you can search, for price comparisons and information, are IOL Properties and MyProperty. IOL Properties provides online access to properties in print in its publications for the Gauteng and the KZN regions as an ‘added extra’.

The new kid on the block

PropertyFox is a relative newcomer to the real estate industry. The young startup has made waves in the property market because it allows private sellers to list AND manage their own property sales via the PropertyFox platform. It then pushes these private listing onto all the major property websites, including Property24, Private Property, Gumtree and IOL for maximum exposure.

It costs private sellers R5000 for a full year of PropertyFox sales and marketing support. What’s more, the startup undercuts conventional real estate agent commission fees by only charging 1.5% of the property’s sales price, and is being called the “new Uber” of property sales.
